Taxes, districts & insurance
The payment is more than principal and interest.
Crosby-area homes can fall within Harris County, Crosby ISD, MUDs and other special districts. Verify the exact taxing entities and current rate from the property record.
Acreage and waterfront properties may have different exemptions, utility arrangements and maintenance responsibilities than production-builder communities.
Flood risk deserves close property-level review around waterways, low-lying areas and Lake Houston-influenced drainage. FEMA mapping is a starting point, not the entire insurance analysis.
Obtain real insurance quotes early, especially for older custom homes, waterfront properties, larger structures and homes with accessory buildings.
Jobs & commute
Where you live and where you work are connected.
Crosby offers access to employment in northeast Houston, Baytown, the Ship Channel, Humble and the broader logistics and industrial corridor.
Local schools, construction, retail and service employers also support the area as housing expands.
US 90 provides a direct regional route toward Houston, while FM 2100 and connecting roads serve Baytown, Huffman and Lake Houston-area destinations.
Traffic, rail crossings, school traffic and construction can all affect the real commute. Test it.
Growth & new construction
What is changing around Crosby.
New construction has expanded substantially in and around Crosby, while established acreage and waterfront pockets continue to offer a different housing product.
The combination of builder inventory and custom/larger-lot resale means sellers should watch new-home competition even when their property is not in a new subdivision.
